This one can't be: the numbers below are computed from our own live, verified listings and update with every inventory sync. They reflect asking rents on units our team has actually checked — which makes them conservative, honest, and current.

Averages blend renovated walk-ups with new serviced towers — the ranges inside each district are wide, and the district pages break them down.
How to read these numbers
Averages hide the split between old and new stock. Every central district runs two parallel markets: renovated apartments in older buildings (cheaper, more character, fewer amenities) and modern towers (pricier, pools and gyms included). A BKK1 "average" two-bedroom blends an $800 renovated flat with a $1,800 serviced unit. Decide which market you're shopping in before comparing districts.
The premium map is stable even when prices move. As a rule of thumb that has held for years: BKK1 and riverside Daun Penh price at the top; Tonle Bassac's new towers match or exceed them on amenity-rich units; Russian Market and BKK2/BKK3 run 15–25% below BKK1; Toul Kork trades price for space; and Chroy Changvar, Sen Sok, and the outer khans deliver the same square meters for 30–50% less than the center.
Furnished is the default. These averages are overwhelmingly furnished units — that's how Phnom Penh rents. Unfurnished units, where they exist, price lower but are rarer than newcomers expect.
Asking is not closing. Cambodia negotiates. Units that have sat empty move 5–10% on a twelve-month commitment; hot units in BKK1 under $900 barely move at all because they rent in days.
What pushes an individual unit above or below average
- Floor and light — higher floors with real windows command more; ground-floor and lightwell units discount.
- Elevator — walk-ups above the 3rd floor discount meaningfully.
- Pool, gym, security desk — the full-amenity package adds $100–$300 versus an equivalent bare building.
- Serviced vs plain — daily or weekly cleaning, linen, and utilities-included packages push serviced units 20–40% above their unserviced twins.
- Backup power — quietly valuable in hot season; buildings with it retain tenants better.
- Corner of the district — inside BKK1, the blocks nearest Independence Monument out-price the southern edge; inside Daun Penh, true riverside beats the market streets.
Budget planning beyond rent

The bottom line by budget
- Under $400: real choices in Russian Market, Sen Sok, Chroy Changvar, and older Daun Penh walk-ups; studios appear in every district.
- $400–$700: the market's sweet spot — modern one-bedrooms almost everywhere, including entry-level BKK1.
- $700–$1,200: two-bedrooms with amenities in central districts; premium one-bedrooms in the newest towers.
- $1,200–$2,500: serviced apartments, river views, family-sized space in prime locations.
- Above $2,500: penthouses, whole villas in Toul Kork, and the city's best addresses.
