Toul Kork is Phnom Penh’s established residential district for space: wide streets, walled villas, family compounds, and a growing set of modern condominiums, favored by families and long-term residents.
North-west of the center, Toul Kork has long been where established Cambodian families and long-term expats settle when they need more room. The district is greener and quieter than the riverside or BKK1, with a street grid of walled villas, low-rise apartments, and — increasingly — full-service condominium towers along Russian Confederation Boulevard and around TK Avenue mall.
The rental market here is genuinely two markets. Apartments and condos run $400–$1,200 depending on age and services, delivering noticeably more square meters per dollar than central districts. Villas are the district's signature: detached houses with gardens and parking, typically $1,500–$5,000 a month, suited to families, embassies, and organizations that need residence-plus-office space.
Practicalities: TK Avenue and nearby malls cover shopping and dining; several international schools (and the Royal University of Phnom Penh) anchor the district; and the airport road is direct. The commute to riverside offices runs 15–30 minutes depending on hour. If your priorities are space, quiet streets, and family logistics rather than nightlife, Toul Kork is the strongest value in central Phnom Penh.
