How to Rent Out Your Phnom Penh Property Fast: A Landlord's Checklist
Updated 2026-07-15 · by the PhnomPenhRental team
Vacancy is the only rental cost you can't recover. Every empty month on a $700 unit is $700 gone forever — which means a landlord's real job is not maximizing the asking price, it's minimizing empty days at a fair price. Our team fills properties across Phnom Penh every week; this is the checklist we actually use.
1. Price to the district, not to hope
The fastest way to lose two months is to spend them testing a price the district doesn't pay. Check what comparable units — same district, same bedroom count, similar building standard — are asking right now (our live averages by district update automatically). Then remember the math: holding out for $50 extra takes a year to earn back one lost month at $600. Units priced at the district norm rent in days; units priced 15% above it season for months.
2. Prepare the unit like a hotel room
Renters decide in the first thirty seconds of a viewing, and they're deciding with their nose and eyes, not the lease terms.
- Deep clean everything — grout, A/C filters, balcony floor, oven. A $30–$50 professional clean pays for itself the first viewing.
- Fix the small stuff: dripping taps, dead bulbs, loose handles, silicone gone grey. Small defects read as "what else is broken?"
- Refresh where it counts. New mattress and fresh white bedding transform a listing photo; a coat of paint on scuffed walls is the highest-ROI hour in real estate.
- Stage lightly. Working A/C set cool before viewings, curtains open, one plant, no clutter, no personal items left from the last tenant.
3. Photos: where listings are won and lost
Most Phnom Penh listings fail here, which makes good photos an unfair advantage.
- Shoot in daylight with every light on, curtains open.
- Landscape orientation, phone held level at chest height — crooked verticals scream amateur.
- Cover every room plus building amenities (pool, gym, lobby, view, parking).
- Lead with the single best frame — usually the living room or the view, not the building exterior.
- Ten to fifteen good photos beat forty mediocre ones.
Can't get good photos? Submit anyway — our team photographs units we list when needed.
4. Write the listing renters actually search for
State the facts a renter filters by — district, bedrooms, size, floor, furnished, price, deposit, minimum lease, available date — and then answer the three questions every serious renter asks: what's the electricity rate per kWh, is there parking, and is there elevator/backup power. Listings that pre-answer those get better inquiries and faster closes. Skip superlatives; specifics sell.
5. Respond in minutes, not days
This is the single biggest divider between fast and slow landlords. Phnom Penh renters message several listings at once; the first fast, competent answer usually gets the viewing, and the first viewing often gets the tenant. If you can't watch your inbox, let someone answer for you — it's exactly what our team does, replying within minutes and pre-qualifying so you only meet serious renters.
6. Make viewings effortless
Offer specific slots ("today 5pm or tomorrow 10am?") rather than "when do you want?". Have the unit cool, bright, and open. Bring answers: exact utility rates, deposit terms, move-in date flexibility. Renters who get clear answers on the spot say yes on the spot.
7. Close cleanly
Have a simple bilingual lease ready so a yes doesn't cool off during a week of paperwork. Standard Phnom Penh terms — one month deposit, six or twelve month term, clear notice periods — remove negotiation friction. Take the deposit to confirm, hand over on a written condition record with photos, and share the meter readings in the same message thread.
8. Keep the tenant you worked to get
A responsive landlord is a renewal machine. Fix reported issues quickly, keep rent increases modest and justified, and give good tenants first right to renew before relisting. A tenant who stays three years at market rate out-earns a revolving door of premium tenants with vacancy gaps in between — every experienced landlord in this city learns that eventually.
The shortcut version
Price at the district norm, present the unit spotless with excellent photos, answer inquiries in minutes, and make saying yes easy.
