North-west of Toul Kork, Sen Sok is the shape of Phnom Penh's future — the district where the city's middle class is building, and where gated borey communities, big-box retail (Aeon Mall 2, Makro), international hospitals, and new schools have created a complete suburban ecosystem. For renters, it means new-build quality at outer-district prices.

Expect modern condominium units from $250–$500 for studios and one-bedrooms, two-bedroom family units $450–$800, and full borey townhouses or link houses — three to four bedrooms with parking — commonly $600–$1,200. Like-for-like, this is 30–50% below central Phnom Penh, and the housing stock is newer than almost anywhere inside the city ring.

The district suits families oriented around its schools and malls, medical staff at the hospital cluster, airport-linked professionals, and anyone whose Phnom Penh life doesn't revolve around the riverside. The commute to the center runs 25–45 minutes in traffic — this is car-and-moto territory, not walk-to-work territory.
