BKK1 is where most newcomers start their search, and plenty never leave. The grid of leafy streets between Norodom and Monivong holds the city’s densest mix of serviced apartments, renovated walk-ups, and new condominiums, with embassies, international schools, gyms, and half the city’s best coffee inside a ten-minute walk.
Boeung Keng Kang 1 — BKK1 to everyone who lives here — is Phnom Penh's established expat district. It sits just south of Independence Monument, boxed roughly by Norodom Boulevard, Monivong Boulevard, Sihanouk Boulevard, and Mao Tse Toung. What makes it work is density of convenience: supermarkets (Chip Mong, Lucky, Aeon MaxValu), international clinics, coworking spaces, language schools, and an unbroken run of restaurants and cafés mean daily life happens on foot, which is rare in this city.
Housing stock runs the full spread. At the entry level, renovated apartments in older shophouse blocks start around $350–$500 a month. The middle of the market — modern one- and two-bedroom units with gym and rooftop pool — sits between $650 and $1,200. At the top, serviced two- and three-bedroom apartments with daily cleaning, and penthouse floors in newer towers, run $1,500 to $4,000 and beyond.
Who suits BKK1: professionals who want a short commute to embassies and NGOs, families targeting nearby international schools, and anyone who values walkability over square meters. Trade-offs are real: traffic thickens at rush hour, and you pay a district premium of roughly 10–20% over comparable units in Toul Tom Poung or BKK3. Many renters consider it worth every dollar for the time it saves.
