South-east of Independence Monument, wrapped by the Bassac river channel, this district holds most of the city's newest residential towers. If your picture of home includes a pool deck on the 30th floor, a gym you'll actually use, and a lobby with security that remembers your name, this is your district. Aeon Mall 1, the Bassac Lane micro-bar strip, and the Koh Pich (Diamond Island) exhibition and events zone are all inside or on the edge of it.
Stock is dominated by condominiums sold to investors and rented out, which keeps the market liquid and the finishes consistent. Studios and one-bedrooms in full-amenity towers run $450–$900; two-bedrooms $800–$1,800; and premium river-view or serviced units reach $2,000–$4,000. Older low-rise apartments survive on the quieter streets — often the value plays of the district at $400–$700.
The lifestyle skews young-professional and regional-executive: quick Grab rides to BKK1 or riverside offices, late-night food and bars close by, and the riverfront park along the Bassac for evening runs.
